Title:                           Mechanical Systems Technician/Coordinator

             

 

Position Narrative:    The Town of Swampscott and the Swampscott Public Schools seeks well qualified and experienced candidates for this new position in the Combined Facilities Department.  This is an important position within a growing department and the appropriate candidate should show an eagerness to develop this role and to help grow the Facilities Department as a whole.  The position will involve a combination of hands-on repair and maintenance work along with a significant managerial/coordinator component. It is imperative that the Town improve the management of our Building Systems and Maintenance Programs and this position is designed to accomplish this goal.

Reports to:                 Director of Facilities

 

Work Hours:             12 month position. 40 hours a week. M-F 12PM-8PM

 

Salary:                        60,000 to 80,000 depending on qualifications

 

Qualifications:          

  1. High School Diploma or equivalent
  2. Valid Class D Massachusetts driver’s license.
  3. Successful completion of a Criminal Record check (C.O.R.I.) and a pre-placement medical examination including a drug test.
  4. 5 years’ experience as a licensed tradesman and a current Massachusetts Electrical, Plumbing, or HVAC license with a thorough knowledge of the Code of Mass. Regulations (C.M.R.) for that specific trade.
  5. Ability to perform and coordinate emergency and routine repairs along with preventative maintenance tasks.
  6. Regardless of trade, candidates must have experience and understanding of both modern and traditional HVAC systems and controls.
  7. Ability to work effectively in a fast-paced environment.
  8. Strong oral and written skills.
  9. Demonstrated ability to perform and coordinate a wide variety of building maintenance tasks
  10. Strong computer skills including the ability to learn and navigate BMS controls and Facilities/Maintenance Software

 

 

PERFORMANCE RESPONSIBILITIES

 

Primary Position Objectives:

 

  1. Develop and implement a comprehensive preventative maintenance program for all Town and School Buildings.
  2. Coordinate operation, repair, and maintenance for Mechanical, Electrical, Plumbing, and other critical Building Systems throughout all Town and School Buildings
  3. Responsible for day-to-day operation and management of HVAC systems at all locations including maintenance and repair of all mechanical systems.

 

Other Performance Responsibilities:

 

  1. Perform preventative maintenance inspections.  Maintain records of work performed including labor and materials used; receive work orders and determine priorities.
  2. Coordinate, oversee, and perform corrective action, emergency repairs, and preventative maintenance on all building systems. 
  3. Administer the Mechanical Permitting for the Town of Swampscott and assist with weekly mechanical inspections.
  4. Assist in the Capital Planning process and continuing development of a comprehensive Facilities Capital Plan
  5. Identify and correct health and safety issues in a timely manner.
  6. Work from plans, oral instruction, sketches and blueprints as well as assist the Director, Project Manager, and/or other Staff with the review of construction documents for both new and renovation projects.
  7. Monitor Mechanical spaces assuring they remain orderly, clean, and free of debris.  Clean, maintain and repair tools and equipment as needed.
  8. Perform miscellaneous related duties as required by the Facilities Director.
  9. Assure compliance with building, health, and safety codes.
  10. Perform related duties as may be assigned by the Director of Facilities.

Must possess the ability to:

  1. Perform a wide variety of general maintenance work, either related to an employees license or not, regarding the maintenance and repair of School/Town facilities and equipment.
  1. Work independently with little direction.
  2. Prioritize, schedule, and review work while meeting such schedules and timelines and maintain records of work.
  3. Effectively and safely operate a variety of tools and equipment per specific trade or in general use.
  4. Interpret, explain, and apply codes, rules and regulations involved in the employee’s specific licensed trade. 
  5. Read and understand complex plans and specifications.
  6. Establish and maintain cooperative and effective working relationships with coworkers, administrators, faculty and staff, and the public.

 

 

Physical and Environmental Demands:

 

The physical and environmental demands described herein are representative of those that must be met by an employee in order to successfully perform the essential functions of the job. 

 

  1. Physical :    Regular periods of physical activity requiring the ability to stand for long periods, walking, climbing, bending, crawling, and to lift, carry, and position objects weighing up to 50 pounds.  The ability to make swift and responsible decisions in  emergency or hazardous situations.  The employee must be able to communicate both through speech and hearing either normally or corrected.  An employee must have the ability to use hands and arms in order to safely operate equipment and perform the required tasks. Good vision either normally or corrected is required.                
  1. Environmental:  Frequent periods of outside work in all extremes of weather.  Interior work where the employee may be exposed to loud noise, extremes of heat and cold, and the use of various chemicals some of which may be hazardous and require special handling.  Some work may be on ladders, scaffolding or aerial lifts.  Work in confined spaces is routine.
