Facilities Supervisor  

 

Position Narrative: The Swampscott Public Schools seeks well qualified and experienced candidates for this position in the Facilities Department.  This is an important position within a developing department and the appropriate candidate should be eager to develop this role and help grow the Facilities Department.

Reports to: Operations and Maintenance Supervisor

 

Work Hours: 12-month position. 40 hours a week. M-F 6 AM-2 PM plus overtime opportunities

 

Salary: Per Union Contract $27.67–$32.89/hour for FY25

 

Qualifications:

  1. High School Diploma or equivalent.
  2. Valid Class D Massachusetts driver’s license.
  3. Successful completion of a Criminal Record check (C.O.R.I.), SAFIS fingerprints.
  4. Candidates should have experience and understanding of both modern and traditional HVAC systems and controls.
  5. Ability to work effectively in a fast-paced environment.
  6. Strong oral and written skills.
  7. Demonstrated ability to perform and coordinate a wide variety of building maintenance tasks. 
  8. Strong computer skills including the ability to learn and navigate BMS controls and Facilities/Maintenance Software

 

PERFORMANCE RESPONSIBILITIES

 

Primary Position Objectives:

 

  1. Coordinate operation, repair, and maintenance of building systems.
  2. Open and Unlock Building.  Inspect and monitor the building perimeter regularly.
  3. Monitor and operate lights and lighting controls system.
  4. Monitor Building Management System and follow up on any potential HVAC issues.  Responsible for day-to-day supervision of HVAC system.
  5. Supervise building custodians and assign tasks as needed.
  6. Inspect cleaning performance of custodians and cleaning contractors.
  7. Perform light maintenance.
  8. Coordinate Preventative Maintenance for the Building including but not limited to the following systems:
    1. Elevators
    2. Fire Alarm 
    3. Sprinklers
    4. Irrigation
    5. Kitchen Equipment
    6. Roof and Roof Drains
    7. Generator
    8. HVAC
    9. Solar PV System
  9. Order and monitor custodial supplies.
  10. Maintain custodial equipment.
  11. Clean assigned route if applicable.
  12. Coordinate building repairs and monitor contractors working in the building.
  13. Regularly inspect and monitor the following:
    1. On-site playground equipment
    2. Exterior doors, windows, and hardware
    3. Bleachers and seating
    4. Freezers and Refrigerators
    5. Dumpsters and Loading Dock
    6. Exterior Grounds and Landscaping
  14. Coordinate, oversee, and perform corrective action, emergency repairs, and preventative maintenance on all building systems.  
  15. Identify and correct health and safety issues promptly.
  16. Monitor Mechanical and Custodial spaces to ensure they remain orderly, clean, and free of debris.  
  17. Clean, maintain, and repair tools and equipment as needed.
  18. Set up and coordinate events and meetings in the building.
  19. Perform miscellaneous related duties as required by Supervisors.

Other Essential Functions:

 

Must possess the ability to:

  1. Work independently with little direction.
  2. Prioritize, schedule, and review work while meeting such schedules and timelines and maintain work records.
  3. Read and understand complex plans and specifications.
  4. Establish and maintain cooperative and effective working relationships with coworkers, administrators, faculty and staff, and the public.
